How the estimate is built

Every scope of work has a well-established price per square foot, and that rate is the backbone of the calculation. A vapor barrier is $0.50 to $1.50 per square foot. Partial encapsulation is $1.40 to $2.80. Full encapsulation — reinforced liner up the walls, sealed vents, a dehumidifier — is $3 to $5.50 before the fixed costs of equipment and setup. Drainage adds a trench, gravel, a sump pump and a discharge line, which is why it moves the rate rather than adding a flat fee.

Condition is priced separately because it is work that happens before the scope can be installed. Nobody seals a liner over standing water or active mold. That prep runs $600 to $1,600 for a persistently damp space and $1,800 to $4,200 where there is water or contamination to deal with first.

Access and region are multipliers, not line items. Under 24 inches of headroom adds about 15% to labour on everything, because every square foot of the job is done lying down. Southeast pricing runs roughly 8% under the national average and Northeast and West Coast pricing about 18% over it.

What the calculator deliberately leaves out

Structural repair beyond joists — a failed girder, new footings, settlement — is not estimable from four inputs and belongs to a structural engineer at $400 to $1,500. Neither is anything requiring a permit, which varies by jurisdiction more than it varies by job.

The output is also a range rather than a figure on purpose. Two competent contractors quoting the same crawl space routinely land 30% apart, and a calculator that returns a single confident number is telling you something it cannot know.
