What drives the price

- The dominant factor in the effective rate, because fixed costs are spread over the area. This is why per-foot comparisons between a bathroom and a basement are meaningless.
- Material removal
- Treating a concrete wall in place is at the bottom of the rate. Cutting out and bagging drywall, insulation and subfloor is at the top of it.

- Access

The per-square-foot figure is a checking tool, not a pricing tool. Take the measured affected area from the inspection report, bracket it at $15 and $30, and see where the quote falls. Inside the bracket, the pricing is conventional. Outside it, there should be a stated reason — a tiny job, difficult access, or material removal and rebuild bundled in.
